Bilt 2027 changes: what's changing and what to do
Last checked Oct 28, 2026. Not financial advice. Confirm terms with Bilt before you act.
TL;DR
- Bilt Cash now lasts 12 months. Since Oct 27, 2026, each award expires at the end of the month, 12 months after you earn it. Old rule: it expired Dec 31, with up to $100 rolling over.
- The 4% Bilt Cash option ends for new cards. Accept a Bilt Card offer on or after Jan 1, 2027 and you get one rent/mortgage option: up to 1.25X points, based on your everyday card spend.
- Existing cardholders switch on their first card anniversary in 2027, unless they opt out in card settings before that date.
- Hotel credits become Bilt Cash. Obsidian: $100 hotel credit becomes $100 Bilt Cash a year. Palladium: $200 Bilt Cash + $400 hotel credit become $600 Bilt Cash a year.
- No change to annual fees ($0 / $95 / $495), everyday point multipliers, the $0 fee on housing payments, or free rent reporting to all 3 bureaus.

The 1.25X housing brackets (what everyone gets in 2027)
Bilt compares your everyday card spend to your housing payment in the same billing cycle.
| Everyday spend in the cycle | Points on housing | On $2,000 rent |
|---|---|---|
| Everyday spend in the cycleUnder 25% of housing payment | Points on housing250 points flat | On $2,000 rent250 |
| Everyday spend in the cycle25% or more | Points on housing0.5X | On $2,000 rent1,000 |
| Everyday spend in the cycle50% or more | Points on housing0.75X | On $2,000 rent1,500 |
| Everyday spend in the cycle75% or more | Points on housing1X | On $2,000 rent2,000 |
| Everyday spend in the cycle100% or more | Points on housing1.25X | On $2,000 rent2,500 |
Authorized-user spend counts toward the ratio. Points post after the statement closes.
Old 4% option vs. 1.25X: the math on $2,000 rent
Flexible Bilt Cash paid 4% back in Bilt Cash on everyday spend. $30 of Bilt Cash unlocks 1,000 points on housing, up to 1X. Our math from Bilt's published rates:
| Everyday spend / month | Flexible Bilt Cash (4%) | Housing-only (2027 default) |
|---|---|---|
| Everyday spend / month$400 | Flexible Bilt Cash (4%)$16 Bilt Cash. Use all of it on rent: ~533 pts | Housing-only (2027 default)250 pts (under 25%) |
| Everyday spend / month$500 | Flexible Bilt Cash (4%)$20 Bilt Cash. All on rent: ~667 pts | Housing-only (2027 default)1,000 pts (0.5X) |
| Everyday spend / month$1,500 | Flexible Bilt Cash (4%)$60 Bilt Cash. All on rent: 2,000 pts (1X cap) | Housing-only (2027 default)2,000 pts (1X) |
| Everyday spend / month$2,000 | Flexible Bilt Cash (4%)$80 Bilt Cash. $60 → 2,000 pts, $20 left for credits | Housing-only (2027 default)2,500 pts (1.25X) |
| Everyday spend / month$4,000 | Flexible Bilt Cash (4%)$160 Bilt Cash. $60 → 2,000 pts, $100 left for credits | Housing-only (2027 default)2,500 pts (1.25X) |
Read it this way. At high everyday spend, Flexible Bilt Cash trades 500 rent points for leftover Bilt Cash you can spend on Lyft, Grubhub, dining or hotel credits, or a Point Accelerator. If you use those credits, the old mode can come out ahead. If you don't, Housing-only is simpler and pays more on rent. Everyday card points are the same in both modes.
What to do now
If you already have a Bilt Card
- Find your card account anniversary. Bilt defines it as the first day of the billing cycle after your account open date. The concierge in the Bilt app can tell you.
- Decide before that date. Do nothing and you move to the refreshed benefits automatically. To keep Flexible Bilt Cash, opt out in card settings in the Bilt app before your first anniversary. Bilt's terms call this a "Legacy Election."
- Know the trade-offs of opting out. You keep 4% Bilt Cash, your hotel credits, and (Palladium) the $200 annual Bilt Cash. You lose the ability to switch between Flexible and Housing-only after the anniversary, the new annual Bilt Cash, and the Palladium twice-a-year $200 hotel redemption.
- Don't upgrade or downgrade casually. Bilt says changing cards moves you to the refreshed benefits even if you opted out.
- Authorized users follow you. They can't opt out separately.
- Palladium and Obsidian: use your hotel credit before the anniversary. Any unredeemed hotel credit expires when you move to the refreshed benefits. Bilt says you still get the Jan 1, 2027 hotel credit ($200 Palladium, $50 Obsidian).
- Check Bilt Cash expiry dates in the app. Bilt Cash earned Feb 7, 2026 expires Feb 28, 2027. Bilt spends the oldest first.
You can opt out and change your mind later. If you switch after your anniversary, Bilt converts unredeemed hotel credit for the year into Bilt Cash, up to $400 (Palladium) or $100 (Obsidian).
If you're thinking about applying
- Want the 4% option? Bilt says it isn't available if you accept a Bilt Card offer on or after Jan 1, 2027. An account opened before then gets the current setup until its first anniversary, and can opt out to keep it.
- Only want points on rent? The 2027 setup pays up to 1.25X if your everyday spend matches your rent. If your everyday spend is under 25% of rent, you earn 250 points a month on housing.
- Only want rent reporting? Bilt says members get free rent reporting to all three bureaus. The card FAQ ties it to on-time rent paid through Bilt. A card is not the only option; see the table below.
Who should keep the old setup, and who should switch
| You are... | Likely better fit | Why |
|---|---|---|
| You are...Spending ≥ your rent on the card every month, not using Bilt Cash credits | Likely better fitRefreshed benefits (do nothing) | Why1.25X on rent beats the 1X cap |
| You are...Spending well above rent and using Lyft, Grubhub, dining or Point Accelerator credits monthly | Likely better fitConsider opting out | Why4% Bilt Cash on spend above ~$1,500 (on $2,000 rent) buys credits on top of 1X |
| You are...Spending 25–75% of rent on the card | Likely better fitRun the table above with your numbers | WhyResults flip around 50% of rent |
| You are...Palladium, rarely books Bilt Travel hotels | Likely better fitRefreshed benefits | Why$600 Bilt Cash is usable across all redemptions; $400 hotel credit is not |
| You are...Obsidian, uses the $100 hotel credit every year | Likely better fitClose call | WhyBoth are worth $100 face value; Bilt Cash is more flexible but expires in 12 months |
None of this changes what you pay. It changes how you earn.
Alternatives if the changes don't work for you
Most of these don't earn points. They report rent to the credit bureaus. Only Bilt and Piñata pay rewards for rent.

Rent reporting can help build credit history. Results vary. Not every lender, bureau or scoring model counts rent. Experian Boost rent only counts online payments to select property managers or platforms, not Venmo, Zelle or personal checks.
FAQ
Does Bilt Cash expire?
Yes. Since Oct 27, 2026, each Bilt Cash award expires at 11:59 p.m. PT on the last day of the month, 12 months after you earn it. Example from Bilt: earned Oct 10, 2026, expires Oct 31, 2027. The old Dec 31 deadline and $100 rollover cap are gone. Bilt applies this to balances you already have.
Is the 4% Bilt Cash option going away?
For new cards, yes. If you accept a Bilt Card offer on or after Jan 1, 2027, Flexible Bilt Cash isn't offered. Existing cardholders keep it until their first card anniversary in 2027, and can keep it after that by opting out in card settings before the anniversary.
What happens if I do nothing?
On your first card anniversary in 2027 you move to the refreshed benefits: one housing option (up to 1.25X), and annual Bilt Cash instead of hotel credits on Obsidian and Palladium.
Can I switch back after I opt out?
Yes, you can move to the new benefits any time in the Bilt app. Going the other way is the problem: after your anniversary you can't switch between Flexible Bilt Cash and Housing-only.
What happens to Palladium and Obsidian hotel credits?
They become Bilt Cash. Palladium: $600 Bilt Cash on each anniversary replaces $200 Bilt Cash + $400 hotel credit. Obsidian: $100 Bilt Cash replaces the $100 hotel credit. Unused hotel credit expires when you move over.
Do annual fees or point multipliers change?
No. Bilt says everyday point multipliers aren't changing. Annual fees are still $0 (Blue), $95 (Obsidian) and $495 (Palladium).
Does Bilt still report rent to the credit bureaus?
Yes. Bilt says it reports to Equifax, Experian and TransUnion, and that cardholders keep free credit reporting of on-time rent paid through Bilt. Reporting can help build credit history. Results vary, and not all scoring models count rent.
